BHT Building Consultancy have recently completed the pre-acquisition survey of Units 1-3 Rudgate Business Centre, Thorp Arch Industrial Estate.
The building survey allowed the client, Festival Extras Ltd, to evaluate the current condition of the property with our report identifying the repairs required to put the building back into good repairing condition. Our report considered the need and requirements for Festival Extras and how they would intend to operate at the site with any potential operational issues also highlighted.
Our report commented on the condition of the building fabric including the roofs, walls, floors, structure and the internal condition. The vendor of the property has operated from the site for the last 25 years and despite upgrades and repairs to the property we observed several defects that if left in their current condition would lead to long term maintenance issues that could be expensive. The identified defects were reported to the client along with budget costs included within a Schedule of Repairs document.
As with all our Pre-Acquisition surveys we were also able to advise on current legislation, compliance matters, sustainability and disabled access requirements. Our report included recommendations to obtain further information from the vendor including building maintenance contracts, building control certification and the latest Fire Risk Assessments.
The subject property comprised of 3 interlocking warehouse buildings constructed using pre-cast concrete portal framed construction, with cavity brick/blockwork and insulated profiled sheets to elevations and an insulated profiled sheet roof covering. The property is located within an industrial complex at Rudgate Business Park, approximately 2.5 miles due east of the A1(M) at Wetherby.
Ben Walker, Brackenridge Hanson Tate, was also instructed and provided a Valuation report to the client. Both BHT Building Consultancy and Brackenridge Hanson Tate were able to quickly inspect the premises and provide our detailed reports within 7 working days from inspection.
