Royal House, Sovereign Street, Leeds – Planned Preventative Maintenance Report

BHT BC were appointed by Property Manager, Robert Barker, to undertake a detailed Planned Preventative Maintenance Report of the 3 story, 22,000 sq. ft commercial office building suited in Leeds City Centre.

The client requested the report be broken down into specific time frames for remedial works to align with the existing service charge budget provision. The report contained a schedule of budget costs for repairs broken into the following time periods – Immediate term – Year 1, Medium term- Years 2-5 and Long term – Years 6-10.

As well as commenting on the external building fabric, internal common parts, M&E and underground car park repairs the report also focused on remedial Statutory Requirement Works to ensure compliance with current Building Regulations. Our report commented on potential Health and Safety Hazards as well as Fire Engineering, Accessibility and Environmental Considerations. We were also able to focus on issues raised by the various tenants within the property and provide recommendations for remedial upgrade works to improve the user experience of the building.
